What to Expect on Closing Day

Closing day is one of the most exciting parts of buying or selling a home. After weeks of inspections, paperwork, and planning, it’s finally time to make everything official.

While it may seem like a lot is happening at once, the truth is that most of the hard work has already been done before you ever walk through the door.

As Heights Title’s Shannon Anderson puts it:

“I used to tell people all the time when they would walk into the office, they’re all stressed out and I’m like, ‘This is the easy part. You’ve done all the hard part to get here. This is the easy part, and this will be the most enjoyable part.'”

Before You Arrive

Leading up to closing day, your lender, real estate agent, and title company are working together behind the scenes to prepare everything for your transaction. Documents are reviewed, title work is completed, and any outstanding issues are addressed before your appointment.

As Shannon explains:

“Sometimes things do come up in title like a tax lien or a judgment… That is a part of our role is to make sure everything is cleared ahead of time so that nothing comes up once we get to the closing table.”

By the time you arrive, the goal is for everything to be ready so you can focus on signing and celebrating.

Reviewing and Signing Documents

During your appointment, you’ll review and sign the documents that officially complete the transaction. Your closing team will walk you through each document and answer any questions you have along the way.

While there are several signatures involved, the process is designed to be clear and straightforward.

Completing the Transaction

Any remaining funds are collected and distributed, ownership is transferred, and the final paperwork is completed. Once everything is signed and funded, the transaction is officially complete.

For buyers, that often means receiving the keys to a new home. For sellers, it’s the successful completion of an important milestone.
